Following Woolf’s successful completion of Phase 1 works - creating 2 retail units on the lower and subterranean floors - Phase 2 works to the former C&A flagship store was subsequently awarded to Woolf.

The mixed use development over 3 floors involved demolishing the existing roof, constructing a new 5th floor within a mansard roof, and installing a mezzanine deck within the 4th floor.

The development comprised 8 duplex apartments (5 x 1 bed and 3 x 2 bed) and 3 single level apartments on the 5th floor. Each apartment was finished to the highest standard boasting perimeter rooflights to increase natural light on the 4th floor, fully fitted bespoke kitchens, built-in storage and sophisticated lighting systems. The 3rd floor contained an open plan office with comfort cooling.

The scheme was designed to ensure that trading in the retail units was unaffected during the construction of the upper office and residential units. This required close liaison with the building management, with restricted access and delivery periods requiring carefully controlled phasing and management.

Close liaison with the neighbouring tenants and local authority departments (highways, environmental, health & district surveyor) was critical to this phase of the works.
