Sky High in Sheffield

Woolf has been appointed to co-ordinate the on site activities on Sheffield’s latest high profile mixed-use scheme.

As one of the major contributors to city living in Sheffield, Velocity Estates are leading the way with their second prestigious development, the Velocity Tower, which is designed as a 30 storey mixed use tower comprising around 290 residential apartments and grade ‘A’ commercial space.

The Velocity Tower project will be one of the tallest buildings, if not the tallest residential building, Sheffield has ever seen. Woolf has been re-engaged on the back of their successful partnership with Velocity forged on the Velocity Village project where Woolf assisted completion of Phase 1 and are currently on site with Phases 2, 3 and 5.

On the Velocity Tower site, our appointment arose as a result of the changing requirements of the client which led to our role as Principal Contractor amongst other duties.

Greg Boyd, Regional Director for Woolf said; “The procurement route favoured by Velocity for the construction of their developments is construction management. Working closely with our client we have adopted the OBN (open book negotiation) approach to package buying. This means that Velocity will directly employ each specialist trade contractor while Woolf will supply the management team to supervise them”.

Velocity has recognised that procurement in this fashion brings significant benefits to them in terms of costs and flexibility. With development markets constantly moving and fully accessible high quality office accommodation being at a premium in city centre Sheffield, Velocity’s flagship project may prove that their new and innovative approach to construction delivery is the way forward.
